Depending upon the state of the market, new homebuilders often price a home at a level but then, depending upon supply and demand factors, offer incentives or rebates to help move inventory. We stay tuned in to what builders and communities offer incentives and know the right questions to ask to try to get you the best terms and price in your purchase.
Generally builders will build a certain number of homes in a community that are ready to move in. These are called "specs". Buying a spec home is much like buying a resale home. Going through the building process is a completely different experience. You get to make lots of choices on lot location, floorplan, color schemes for interior and exterior, brick and stone selections, roofing, fixtures, appliances just to name a few. We can guide you through this process informing you of the each step in the journey and keeping tabs on builder progress to reduce your stress and try to ensure you are happy with the end product.
Many of our clients use a professional inspector in addition to the city inspector who is already reviewing the construction to ensure that all construction methods are being followed properly and the job is in compliance with local building codes. This costs a bit more but can be worth the extra money spent especially if you are building before you arrive in the area.
We offer site visits for clients who may be out of the area and would like periodic progress reports and photos.
