Depending upon the state of the market, new homebuilders often price a home at a level but then, depending upon supply and demand factors, offer incentives or rebates to help move inventory. Generally builders will build a certain number of homes in a community that are ready to move in. These are called "specs". Buying a spec home is much like buying a resale home. Many of our clients use a professional inspector in addition to the city inspector who is already reviewing the construction when building new homes in Dallas to ensure that all construction methods are being followed properly and the job is in compliance with local building codes. This costs a bit more but can be worth the extra money spent especially if you are building before you arrive in the area. Homebuilders in Dallas usually welcome inspections on their new homes and real estate.
